BEP Controls Technician

BEP is seeking a Controls Technician to work at our customer sites in the New York Metro area and in our Manhattan office. There will be occasional travel to sites outside the New York Metro area, as needed. This role reports to BEP’s Operations Manager, and is responsible for the following:  

  • Read and understand engineering drawings including wiring, mechanical, and sequences. Capable of suggesting sequence changes to meet field conditions. 

  • Coordinate work with other trades and upper tier contractors to accomplish the client facility’s startup and commissioning tasks most effectively. 

  • Manage assigned workload to meet professional and efficient execution of time. 

  • Inspect the physical installation of HVAC Equipment and Controls. Document and report to project manager or direct electrical subcontractor to repair deficiencies. 

  • Install certain control components not installed by other contractors, including actuators, relays, and sensors. 

  • Verify that all control wiring has been correctly installed and terminated, sensors have been calibrated, and field devices operate correctly. 

  • Diagnose HVAC/control issues or possible causes and determine corrective action and repairs system and/or system components. 

  • Field-modify DDC local control panels as required for expansion and engineering changes. 

  • Analyze and modify control software as necessary to ensure proper HVAC comfort and energy management control.  

  • Support for production of project specific as-built drawings based upon initial project construction drawings and field modification mark-ups. 

  • Lead commissioning activities for building automation systems and complete commissioning documentation. 

  • Perform site-specific training for owner/operator on the total building control system. 

  • Participate in job site final walk and/or final completion for systems to service job turnover and address warranty issues. 

  • Adhere to all OSHA safety standards. 

  • Maintain regular, consistent, and professional attendance, punctuality, personal appearance, and adherence to relevant health and safety procedures. 

  • Communicate with customers upon arrival and before leaving the work site. Ensure high levels of customer satisfaction. Meet regularly with customers to become familiar with operating problems. Keep customer informed on the nature of service provided, outstanding issues, and recommends system enhancements, upgrades, and or replacement. Promote the sale of add-on work. 

  • Complete service repairs, replacement, upgrade, adjustment, and calibration on automation systems and components following issued tasking, preventative maintenance, troubleshooting, and installation instructions. 

  • Determine parts to order for repairs and timeliness of need. 

  • Respond to customer service calls on-site, on-line, or via telephone support during normal working hours or after hours, if on-call. Check indicated points of problems, analyze full requirements of system involved, and check/test any system components involved. 

  • Perform preventative maintenance and diagnostics on building automation systems and associated components according to service maintenance agreement. 

  • Test and verify system readings ensuring optimal system operation, i.e. trend logs, alarms, loop tuning, etc. 

  • Identify additional opportunities including time and material work, system upgrades, and service contract expansion to meet/exceed customer’s expectations of service provided. Estimate, propose, and proceed with new work as per issued guidelines and customer approval.  

Qualifications  

  • 10+ years in commercial scale Building Automation Systems (BAS) 

  • Expert knowledge of BAS and DDC Controls systems including communication protocols and networking methods 

  • Substantial HVAC mechanical systems knowledge 

  • Experience working with both legacy and modern controls systems 

  • Demonstrated ability to read, understand, update, and develop controls systems submittal drawings

Pay

  • $110,000–135,000 annual salary
